Built for the leasing photos

A mural in an amenity room is a photography backdrop before it's anything else. I size and place the work so it anchors the shot — which means considering where the camera will stand, not just where the wall is.

Working the community name or hashtag into the design gives residents a reason to tag the property when they post, which puts your brand in front of their networks for free.

Working with management companies

I understand that you have an approval chain and that the person commissioning the mural usually isn't the person signing off on it. You get a concept to circulate before anything is painted, so approvals happen on paper rather than on your wall.

I work from ladders rather than scaffolding on most jobs, which keeps a rental line item off the quote and reduces the footprint in occupied areas.

What it costs

Exterior and interior murals are priced per square foot, with prep, primer and protective coatings quoted as separate line items so you can see exactly what you're paying for. Do you work with property management companies?+

Yes — property managers are one of my main client types. I've done single amenity walls and multi-wall packages across a community, and I'm used to working through an approval chain.

Can you match our community branding?+

Yes. Brand colors, logos, community names and hashtags can all be built into the design. You approve the concept before anything goes on the wall.

Can you paint while residents are on site?+

Yes. I keep the work area contained, clean up daily, and schedule around amenity hours. Exterior and garage work can usually be sequenced to keep access open.

Do you handle compactor walls and other rough surfaces?+

Yes. Block, stucco and concrete are standard. Prep, primer and a protective or anti-graffiti coating are quoted as separate line items so you can see exactly what the surface needs.

How is a mural priced for a large community?+

By the square foot of painted wall, then adjusted for detail level and access. Multi-wall packages are quoted together. Payment plans, including 12-month interest-free terms, are available on larger jobs.
